SPECIFICATIONS

1. Structure
   R.C.C. framed structure with columns, beams and slabs supported on independent raft foundation.

2. Walls
   Brick work in cement mortar plastered on both sides and painted with three coats of cement paint as per Architect's choice of colour.

3. Flooring
   All Floors with Spartek Ceramic tiles / First quality mosaic tiles and skirting.

4. Doors
   Entrance door will be of teak frame with teak finished flush doors. Other doors will be of country wood frame with commercial flush shutters. Country wood windows with well designed M.S. Grills and glazed shutters.

5. Kitchen
   Black granite platform of 1' - 9" width with Stainless steel sink 5/15 Amp. Plug point 2 Nos. Ceramic tile dado above cooking platform for 2' height and cuddapah shelves.

6. Toilets

• White Parryware water closet with flushing cistern.

• White wash basin Parryware with chromium plated tap.

• Ceramic tile dado upto height of 5' with chromium plated gap.

• Flooring will be of First quality Mosaic Tiles/First quality Spartek Tiles.

• All internal plumbing will be concealed and 15 Amp plug and socket for Geyser.

• Toilet Door will be given AC sheet backing with screws.

7. Wardrobes
   Cupboard with cuddapah shelves and open loft will be provided.

8. Paintings
   Inside and Outside with Supercem cement paint and enamel paint for doors and windows. Main Entrance Door with polish.

9. Electrical
   Three phase power connection with independent meter. Concealed Telephone, T.V and cable T.V points. Ample power points as per Architect's advice will be provided. One Generator set will be provided in common. Common lighting, lift, water motor and in addition, one fan and light point of every individual flat will be connected to the generator in case of power failure. Necessary provisions for fixing Air condition equipment with plug point and grill.

10. General
    Overhead Tank with adequate storage capacity for Bore well water and metro water and one underground sump of adequate capacity with pump set will be provided. At the top floor the height of the parapet wall will be 4½ feet.

11. Amenities Which Can Be Provided at Extra Cost
    Additional Kitchen shelves, additional lofts etc light fittings, additional light points and other additional items of work can be carried out at extra cost.
